
Dryer Vents should be cleaned periodically to facilitate air flow & prevent fires. The cleaning frequency depends on the amount of use, family size, and other factors. The Association recommends getting it cleaned every two years.
Washing Machines Hoses: From time to time we have experienced substantial water damage from washing machine hoses that break. The fact is that after so many years the hoses become brittle and can break. Your washing machine hoses should be inspected periodically to make sure that they are not deteriorated, brittle, or cracked, and replaced on a proactive basis as necessary.
Hot Water Tanks: When a hot water tank breaks it causes significant damage to your Unit. If you live on the second or third floor and your hot water tank breaks, or your washing machine hoses break, it causes substantial damage not only to your Unit but also to your neighbors’ Units. To avoid damage to your Unit and that of your neighbors the Association advises its Members to proactively replace the Hot Water Tank based on the manufacturer’s rated life; most hot water tanks have a 3-7 years rated life.
Homeowners are responsible for repairing the interior of their Unit when damage occurs. Regardless of the cause of damage, or if the damage is a result of a leak from another Unit, the Members are responsible to repair their own Unit. Insurance coverage for interior damage is available under the Association policy; however, there is a $10,000 deductible limit.
Please make sure you carry sufficient homeowner insurance to cover any interior damage that may occur.
